10 Landscaping Mistakes That Are Slowly Damaging Your Home

Beautiful landscaping and foundation damage aren't mutually exclusive — unless you know what to avoid. A contractor's guide to planting smart.

I've seen more foundation damage, basement leaks, and exterior wood rot caused by landscaping decisions than by any other single factor. The people who did the damage weren't negligent — they just planted what looked nice without knowing the rules. Here's what I check every time I walk a property.

Contractor Tips

• Grade must slope away from your foundation — minimum 6 inches of drop over the first 10 feet. This is the #1 landscaping rule and the most commonly violated.
• Trees planted within 10 feet of a foundation will cause problems. Root systems are 2–3× the drip line. A beautiful oak near the house is a foundation crack waiting to happen.
• Mulch piled against your siding or foundation is moisture trapping wood rot. Keep mulch 6 inches away from any wood, including siding.
