A finished basement adds more livable square footage per dollar spent than any other renovation. The catch: the moisture assessment and remediation phase must happen before any finishing work begins, or you'll be tearing it all out within 5 years.

Here's how I approach basement finishing projects and what each phase actually costs.

Contractor Tips

• Before any finishing work begins, run a moisture test: tape plastic sheeting to multiple floor and wall locations, seal the edges, and wait 72 hours. Condensation on the inside means moisture is coming through the concrete.
• Egress windows are required by code for any habitable basement bedroom — minimum 5.7 sq ft of net clear opening, within 44" of the floor. This isn't optional.
• Subfloor over concrete is not optional if you're installing hardwood or laminate. A dimple mat or sleeper system creates a thermal and moisture break.
